The Building Owners and Managers Association (BOMA International) is a trade organization founded in 1907 for commercial real estate professionals. Its mission is to advance the performance of commercial real estate through advocacy, promoting professional competency, standards and research.{{cite book |title=The Investigation of the World Trade Center Collapse: Findings, Recommendations, and Next Steps : Hearing Before the Committee on Science, House of Representatives, One Hundred Ninth Congress, First Session |date=26 October 2005 |publisher=United States House of Representatives |location=Washington, D.C. |page=184 |isbn=978-0-16-076065-5 |url=https://books.google.com/books?id=oEfgBquYQZEC&pg=PA184 |access-date=16 May 2024}}

Standards

BOMA first published the Standard Method of Floor Measurement for Office Buildings in 1915 which became the BOMA Method for the Measurement of Buildings.{{cite book |title=An American National Standard ANSI/BOMA Z65.1-1996 Standard Method For Measuring Floor Area In Office Building |isbn=0943130182|date=1996|publisher=BOMA International|author=((The ANSI Z65.1 Canvass Group)) }}

Since then, it has become an international standard for determining the dimensions of buildings.{{cite book |last1=Posner |first1=Walter H. |title=The Leasing Process: A Guide for the Commercial Tenant |date=2002 |publisher=Captus Press |isbn=978-1553220367 |pages=51–56 |url=https://books.google.com/books?id=zLiZAZhpzwsC&dq=BOMA%20method&pg=PA51 |access-date=7 March 2022 |ref=51-56}}{{cite web |title=BOMA Office Standards |url=https://www.xmeasures.com/helpDesk/readMe/bomaOfficeOverview.php#:~:text=The%20BOMA%201980%20Standard%20measures,its%20allocation%20of%20common%20area. |publisher=Extreme Measures |access-date=6 March 2022}} The American National Standards Institute recognizes this standard as ANSI Z65. The US Government recognizes this standard in {{CodeFedReg |48|570|102}} and {{CodeFedReg |48|552|270-4}} to define "the area where a tenant normally houses personnel, and/or furniture, for which a measurement is to be computed."{{CodeFedReg |48|570|102}}, Federal Register, United States Government Publishing Office. Retrieved 16 May 2024.{{CodeFedReg |48|552|270-4}}, Federal Register, United States Government Publishing Office. Retrieved 16 May 2024. This standard is critical as it is used by architects to determine a commercial building's efficiency, specifically its rentable space vs. usable space vs. gross area.{{cite book |last1=American Institute of Architects |title=The Architect's Handbook of Professional Practice Update 2004 |date=2004 |publisher=John Wiley & Sons |isbn=978-0471485940 |page=128 |url=https://books.google.com/books?id=mT6Dpnt8D3IC&pg=PA128 |access-date=16 May 2024 |author1-link=American Institute of Architects }}

BOMA is a founding member of the International Property Measurement Standards Coalition.{{cite web |title=International Property Measurement Standards (IPMS) |url=https://www.boma.org/BOMA/BOMA-Standards/International_Property_Measurement_Standards__IPMS_.aspx |publisher=BOMA International |access-date=16 May 2024}}

Sustainability

In 2002, BOMA worked with Arizona State University and the Athena Institute to evolve the Green Globes sustainability assessment tool to be more widely adoptable by US and Canadian commercial properties as part of the Green Building Initiative.{{cite book |title=Infrastructure Sustainability and Design |date=2013 |publisher=Routledge |isbn=9780203120316 |page=184 |url=https://books.google.com/books?id=wuFfaHMyyWcC&pg=PA184 |access-date=16 May 2024|first1=Spiro|last1=Pollalis|first2=Andreas|last2=Georgoulias|first3=Stephen |last3=Ramos|first4=Daniel|last4=Schodek}}

In 2008, BOMA published the BOMA Guide to promote the implementation of sustainable building practices in commercial properties.{{cite book |first1=Cullen|last1=Howe|first2=Michael|last2=Gerrard |title=The Law of Green Buildings: Regulatory and Legal Issues in Design, Construction, Operations, and Financing |date=2011 |publisher=American Bar Association |isbn=978-1616320140 |pages=28–29 |url=https://books.google.com/books?id=5ZKf6hGfKeQC&pg=PA28 |access-date=16 May 2024}} It was designed to facilitate building owners and tenants entering into environmentally sustainable leases without the rigidity of the guidelines proscribed by the U.S. Green Building Council.
