Since the 1980s, it has been owned by Nicholas "Nick" Nicolaou, a Cypriot immigrant who came to the United States at age 12. In 1975 at the age of 15, he began working at Cinema Village. In three years at age 18, he was general manager. He later bought the cinema. In a 2021 interview, Nicolaou stated that he had the opportunity to turn the theater into a nonprofit, but refused to as he considers himself a businessman, saying "I think there are good things about nonprofits but it’s not for me". Nicolaou's story is told in the film The Projectionist by Abel Ferrara.{{Cite web|url=https://www.villagepreservation.org/2020/06/02/2020-village-awardee-cinema-village-22-east-12th-street/|title=2020 Village Awardee: Cinema Village, 22 East 12th Street|date=June 2, 2020|website=Village Preservation}}{{Cite web|url=https://www.hollywoodreporter.com/review/projectionist-review-1204306|title='The Projectionist': Film Review | Tribeca 2019|work=The Hollywood Reporter|date=28 April 2019 }}{{Cite web|url=https://filmmakermagazine.com/107545-talking-about-it-is-one-thing-making-a-movie-about-it-is-something-else-abel-ferrara-and-nicola-nicolaou-share-old-school-nyc-movie-memories/|title='Talking About It is One Thing, Making a Movie About It is Something Else': Abel Ferrara and Nicola Nicolaou Share Old-School NYC Movie Memories|first=Steve|last=Dollar|work=Filmmaker|date=19 May 2019 }}{{Cite web |last=Samoylov |first=Martin |date=2021-04-09 |title=Nick Nicolaou on the Alpine Cinema Renovations, Selling Brooklyn's Last Adult Theater and More |url=https://www.rereleasenews.com/2021/04/09/nick-nicolaou-on-the-alpine-cinema-renovations-selling-brooklyns-last-adult-theater-and-more/ |access-date=2024-01-16 |website=Rerelease News |language=en-US}}

The theater often screens independent projects that other art cinemas in New York locations won't, such as in 2014 when it made news for being one of only a handful of U.S.-based theaters to screen the FIFA propaganda film United Passions, where it grossed $140 of its $918 in its opening weekend,{{Cite web |last=McClintock |first=Pamela |date=2015-06-09 |title=Box Office: FIFA Movie ‘United Passions’ Red-Carded in U.S. With $918 Debut |url=https://www.hollywoodreporter.com/movies/movie-news/box-office-fifa-movie-united-801434/ |access-date=2024-01-16 |website=The Hollywood Reporter |language=en-US}}{{Cite web |last=Goldenberg |first=David |date=2015-07-21 |title=That FIFA Movie Really Was As Much Of A Bomb As You Heard |url=https://fivethirtyeight.com/features/that-fifa-movie-really-was-as-much-of-a-bomb-as-you-heard/ |access-date=2024-01-16 |website=FiveThirtyEight |language=en-US}} and when it was one of two Manhattan theaters to screen the 2014 film The Interview in the wake of the Sony hack by North Korea, bringing Cinema Village national attention.{{Cite web |last1=Barnes |first1=Brooks |last2=Cieply |first2=Michael |date=2014-12-25 |title=Crowds Gather as ‘The Interview’ Begins Screening in 331 Theaters |url=https://www.nytimes.com/2014/12/26/business/the-interview-begins-screening-in-select-theaters.html |access-date=2024-04-10 |website=The New York Times |language=en-US}}{{Cite web |last=Mosendz |first=Polly |date=2014-12-26 |title=This Is What Seeing 'The Interview' in a Theater Is Like |url=https://www.newsweek.com/what-seeing-interview-294900 |access-date=2024-04-10 |website=Newsweek |language=en-US}}
