Transit-oriented development
Following a 2012 proposal for a mixed-use transit-oriented development at 2001 West Cold Spring Lane near the Cold Spring Lane light rail station, the Baltimore Development Corporation (BDC) acquired a 16-acre parcel in the area in 2016.{{cite news|url=https://www.baltimoresun.com/bs-re-mixeduse-development-planned-for-woodberry-coldspring-20120927-story.html|title=Density may increase for mixed-use development in Coldspring|last=Kilar|first=Steve|newspaper=The Baltimore Sun|date=September 27, 2012|access-date=November 18, 2021}}{{cite report|url=https://s3.amazonaws.com/mta-website-staging/mta-website-staging/files/Transit%20Projects/Cornerstone/LRCP_LightRailLink.pdf|title=Light RailLink Cornerstone Plan|publisher=Maryland Department of Transportation, Maryland Transit Administration|date=June 6, 2019|access-date=November 18, 2021|page=28}} Following the land acquisition by BDC, developers Klein Enterprises and Manekin LLC announced the development of an apartment complex at the site, and in spring 2020 the construction of the 284-unit building named The Woodberry was completed. Adjacent to the Jones Falls stream north of the Woodberry neighborhood, the development aims to bring residents to an area with potentially advantageous transit links due to its proximity to the light rail line and the Jones Falls trail.{{cite news|title=New design shown for Cold Spring Avenue apartments off I-83|newspaper=The Baltimore Sun|last=Sherman|first=Natalie|date=September 8, 2016|url=https://www.baltimoresun.com/business/bs-bz-cold-spring-apartments-20160908-story.html|access-date=November 18, 2021}}{{cite news|title=Best in Real Estate Awards 2021: The top 11 projects and deals from last year|date=April 16, 2021|last=McLeod|first=Ethan|access-date=November 18, 2021|url=https://www.bizjournals.com/baltimore/news/2021/04/16/best-in-real-estate-2021-top-11-projects-and-deals.html|newspaper=Baltimore Business Journal}} However, the project has been met with criticism throughout the planning process and following its construction, with transit advocates highlighting poor connectivity to the Cold Spring Lane station, and the fact that it shares a name with the Woodberry station to the south rather than the station it is adjacent to.{{cite news|title=Panel critical of proposed Cold Spring development|last=Bednar|first=Adam|date=August 17, 2012|access-date=November 18, 2021|newspaper=Patch - North Baltimore, MD|url=https://patch.com/maryland/northbaltimore/panel-critical-of-proposed-cold-spring-development}}{{cite news|title=Bolton Hill residents cry foul at name change of Sutton Place apartments|last=Gunts|first=Ed|date=November 2, 2021|access-date=November 18, 2021|url=https://baltimorefishbowl.com/stories/bolton-hill-residents-cry-foul-at-name-change-of-sutton-place-apartments/|newspaper=Baltimore Fishbowl}}
