One Nine Elms is a mixed-use skyscraper in Nine Elms, London. It was originally developed by Wanda One, a UK subsidiary company of Dalian Wanda, until they sold the project to R&F Properties, another Chinese firm in 2018.{{Cite news|url=https://www.reuters.com/article/us-wanda-hotel-london-property/chinas-wanda-sells-interests-in-high-profile-london-property-project-idUSKBN1F60ID|title = China's Wanda sells interests in high-profile London property project|newspaper = Reuters|date = 17 January 2018}} It was designed by architects Kohn Pedersen Fox (KPF). The development replaces two towers on the site built in the 1970s called Market Towers and forms part of a wider redevelopment of the Nine Elms area of London. The development consists of two towers: the 57-storey City Tower contains 334 homes, while the 42-storey River Tower contains a 203-room Park Hyatt luxury hotel and 103 luxury Park Hyatt-branded apartments.{{cite web | url=https://www.constructionnews.co.uk/buildings/troubled-one-nine-elms-site-to-be-completed-by-2023-23-06-2022/ | title=Troubled One Nine Elms site to be completed by 2023 | date=23 June 2022 }}{{Cite web|url=https://www.hotelnewsresource.com/article113563.html|title = Park Hyatt London River Thames at Nine Elms to Open in 2022}} Upon completion in 2024, One Nine Elms became one of the tallest residential developments in London and the United Kingdom.

History

In 2008, property developer Green Property bought the One Nine Elms Lane site, which lies in Nine Elms just south of the River Thames within the London borough of Wandsworth, from Allied Irish Bank.{{cite web|last1=Norman|first1=Paul|title=Chinese giant begins UK investment splash with Nine Elms tower buy|url=http://www.costar.co.uk/en/assets/news/2013/june/chinese-giant-begins-uk-investment-splash-with-nine-elms-tower-buy/|website=cityam.co.uk|access-date=3 October 2015|ref=cs}}

On 18 June 2012, Wandsworth Council granted planning permission to Green Property along with project managers CIT Group for a mixed-use scheme consisting of residential apartments, offices and shops to replace two 1970s buildings on the site known as the Market Towers. The approved proposals included two skyscrapers of 200 m (656 ft) and 161 m (528 ft).{{cite web|title=Nine Elms residential towers granted planning consent|url=http://www.cityam.com/article/nine-elms-residential-towers-granted-planning-consent|website=cityam.com|date=18 June 2012|access-date=3 October 2015|ref=ca}}

In June 2013, Green Property sold the One Nine Elms site to Chinese developer Dalian Wanda.{{cite news|last1=Pickford|first1=James|title=China's Wanda in £700m London development|url=http://www.ft.com/cms/s/0/d085c20c-d8b4-11e2-a6cf-00144feab7de.html#axzz3nc9dbzbc|newspaper=Financial Times|date=19 June 2013|access-date=4 October 2015}} The scheme, which was Dalian Wanda's first development outside of China, was originally overseen by Wanda One - a UK subsidiary of Dalian Wanda.

In April 2014, Wandsworth Council approved revisions for the scheme subject to support from the then London Mayor Boris Johnson.{{cite news|last1=Donovan|first1=Tim|title=Mayor criticised over Vauxhall hotel plan 'jobs loss'|work=BBC News|date=21 May 2014|url=https://www.bbc.co.uk/news/uk-england-london-27493349|access-date=4 October 2015}} In May 2014, Johnson gave permission for the revised proposals to go ahead despite criticism of the removal of office space from the scheme in order to accommodate a larger hotel which will be Dalian Wanda's first luxury hotel outside of China. A total of 436 residential apartments will also be built.{{cite web|last1=Jefford|first1=Kasmira|title=Dalian Wanda puts One Nine Elms homes on sale|url=http://www.cityam.com/1413778322/dalian-wanda-puts-nine-elms-homes-sale|website=cityam.com|date=20 October 2014|access-date=4 October 2015}} Additionally, the design for One Nine Elms was revised which included the scrapping of a skybridge linking the two towers.{{cite web|last1=Brenton|first1=Hannah|title=Chinese developer goes it alone at One Nine Elms|url=http://www.propertyweek.com/news/hotels-and-leisure/chinese-developer-goes-it-alone-at-one-nine-elms/5065362.article|website=propertyweek.com|access-date=4 October 2015}}

The larger of the two skyscrapers is known as City Tower and has a height of {{convert|199.4|m|ft|0|abbr=on}}, containing 58 floors.{{cite web|title=City Tower|url=http://skyscrapercenter.com/building/city-tower/17750|website=skyscrapercenter.com|access-date=4 October 2015}} The smaller building, which is known as River Tower and contains the hotel, is {{convert|160.1|m|ft|0|abbr=on}} tall with 42 floors.{{cite web|title=River Tower|url=http://skyscrapercenter.com/building/river-tower/17815|website=skyscrapercenter.com|access-date=4 October 2015}}

In July 2016, Wanda One arranged financing for the development. As part of the scheme, Dalian Wanda were required to pay £20m to contribute to the London Underground extension of the Northern line and for affordable housing which was built in another location.

In April 2015, it was announced that the developer had awarded the main contract for One Nine Elms to China's largest construction group China State Construction Engineering Corporation (CSCEC) as well as Interserve in a joint venture known as CI-ONE.{{cite web|last1=Prior|first1=Grant|title=Chinese JV with Interserve wins £900m deal|url=http://www.constructionenquirer.com/2015/04/10/chinese-jv-with-interserve-wins-900m-deal/|website=ConstructionEnquirer.com|access-date=3 October 2015|ref=ce}} However, that deal collapsed in April 2016, with Balfour Beatty becoming the new contractor, signing a pre-construction agreement with Wanda One in July 2016.{{cite web|last1=Jefford|first1=Kasmira|title=Interserve JV walks away from One Nine Elms scheme|url=http://www.cityam.com/238665/interserve-joint-venture-walks-away-from-900m-one-nine-elms-scheme-as-talks-collapse|website=cityam.com|access-date=25 October 2016|date=12 April 2016}}{{cite web|last1=Dransfield|first1=Louise|title=Balfour Beatty confirmed on £1bn One Nine Elms|url=http://www.building.co.uk/balfour-beatty-confirmed-on-%C2%A31bn-one-nine-elms/5082711.article|website=Building|access-date=25 October 2016}} However, that contract came to an end in November 2016 after the two companies failed to agree terms for a new main build contract.{{cite web|last1=Dransfield|first1=Lousie|title=Balfour Beatty backs out of £1bn One Nine Elms scheme|url=http://www.building.co.uk/balfour-beatty-backs-out-of-%C2%A31bn-one-nine-elms-scheme/5084839.article|website=Building|access-date=30 November 2016}} In January 2017, Multiplex was announced as the new main contractor for the development.{{cite web|last1=Morby|first1=Aaron|title=Multiplex scoops landmark £1bn Nine Elms scheme {{!}} Construction Enquirer|url=http://www.constructionenquirer.com/2017/01/11/multiplex-scoops-landmark-1bn-nine-elms-scheme/|website=www.constructionenquirer.com|access-date=12 January 2017}}

In January 2018, Wanda sold their interest in the project to R&F Properties, another Chinese firm, for £59 million.

In November 2020, it was announced that the complex's luxury hotel, originally to be branded as a Wanda Vista Hotel, would instead be branded as a Park Hyatt.
