Highbury Square is an apartment complex in Highbury, London. It is a redevelopment of the old Highbury Stadium site, the home stadium of Arsenal F.C. until 2006 when they moved to the newly built Emirates Stadium nearby.{{cite web|url=http://www.arsenal.com/history/arsenal-stadium-highbury/the-stadium-highbury-square |title=Highbury Square |publisher=Arsenal.com |accessdate=2012-07-19 |url-status=dead |archiveurl=https://web.archive.org/web/20120620165455/http://www.arsenal.com/history/arsenal-stadium-highbury/the-stadium-highbury-square |archivedate=2012-06-20 }}

History

{{main|Arsenal Stadium}}

The venue was the home of Arsenal for 93 years until 2006, when the club moved to Emirates Stadium. Arsenal moved to Highbury from Woolwich in 1913 and Highbury's first stands were designed by Archibald Leitch.{{cite news|author=Stuart Free|url=https://www.independent.co.uk/arts-entertainment/art/features/stuart-free-the-neon-laureate-of-north-london-1866937.html?action=gallery&ino=6|title=Arsenal Stadium |work=The Independent |date= 2010-01-17|accessdate=2012-07-19 |location=London}} The main East and West stands were rebuilt in the 1930s in the Art Deco style. Their façades remain in the present development.{{cite web |url=http://www.islington.gov.uk/DownloadableDocuments/Environment/Pdf/highburyconservationplan_2005.pdf |archiveurl=https://web.archive.org/web/20070620185836/http://www.islington.gov.uk/DownloadableDocuments/Environment/Pdf/highburyconservationplan_2005.pdf |

Redevelopment

The North Bank and Clock End were demolished while the older Grade II listed buildings of the East and West Stands remained as part of the development.{{NHLE|num=1119692 |desc=|date=1997-07-16 |accessdate=2012-07-19}} The pitch was redeveloped into gardens.{{cite news|url=http://news.bbc.co.uk/1/hi/england/8273977.stm |title=Football ground now transformed |publisher=BBC News |date=2009-09-24 |accessdate=2012-07-19}} Several parts of Arsenal Stadium were retained including the marble halls, the bust of Herbert Chapman and the players' tunnel.{{cite news|url=https://www.theguardian.com/sport/gallery/2009/sep/19/architecture-arsenal#/?picture=353179293&index=7 |title=Redevelopment of Highbury Stadium |publisher=Guardian |date=2009-09-20 |accessdate=2012-07-19 |location=London}} It was opened officially in 2009,{{cite web|last1=Media Group|first1=Arsenal|title=Arsenal celebrates Highbury Square opening|url=http://www.arsenal.com/news/news-archive/arsenal-celebrates-highbury-square-opening|website=www.arsenal.com|publisher=The Arsenal Football Club plc|accessdate=7 July 2016|archiveurl=https://web.archive.org/web/20160707123358/http://www.arsenal.com/news/news-archive/arsenal-celebrates-highbury-square-opening|archivedate=7 July 2016|date=24 September 2009}} by Arsenal manager Arsène Wenger.{{cite news|author=Alan Smith |url=https://www.telegraph.co.uk/sport/football/teams/arsenal/6207399/Alan-Smith-Arsenal-memories-ensure-club-will-always-be-at-home-at-Highbury.html |title=Alan Smith: Arsenal memories ensure club will always be at home at Highbury |publisher=Telegraph |date= 2009-09-18|accessdate=2012-07-19 |location=London}}

Designed by Allies and Morrison, the renovation of the complex has been praised by critics for creating "a feeling of openness and nature" while also providing "protection and privacy".{{cite web|author=Rowan Moore |url=https://www.standard.co.uk/lifestyle/pride-of-the-gunners-high-praise-for-highbury-square-6702320.html |title=Pride of the Gunners: High praise for Highbury Square |publisher=Evening Standard |date=2009-11-04 |accessdate=2012-07-19}} In 2009, Highbury Square's design won the MIPIM Special Jury Award.{{cite web|url=http://www.europe-re.com/system/main.php?pageid=2616&articleid=13592 |title=Highbury Square wins MIPIM Special Jury Award 2009 (FR/UK) |publisher=Europe Real Estate |date=2009-03-16 |accessdate=2012-07-19}}

Characterisation

Highbury Square has 650 flats, which have a relatively high ground rent and many communal services (a higher-income centred service charge). The square has a public footpath through it and any public approach way, though little open to the sky, means it is arguably considered rather than a green court/courtyard, a garden square - the path was briefly forestalled for better drainage to be made.{{cite web |url=http://www.camdennewjournal.com/news/2010/feb/highbury-square-developers-%E2%80%98stalling%E2%80%99-public-footpath-access |title=Highbury Square developers 'stalling' on public footpath access |publisher=Camden New Journal |date=2010-02-12 |accessdate=2012-07-19 |archive-url=https://web.archive.org/web/20140302110428/http://www.camdennewjournal.com/news/2010/feb/highbury-square-developers-%E2%80%98stalling%E2%80%99-public-footpath-access |archive-date=2014-03-02 |url-status=dead }}

In 2009, Arsenal sold 150 flats to London & Stamford Property at a 20% discount to brochure asking price as dozens of "buyers" (the word is used loosely in this context) failed to exchange contracts (or complete).{{cite news|url=https://www.telegraph.co.uk/finance/newsbysector/constructionandproperty/6240911/Arsenal-accepts-lowball-offer-for-vacant-Highbury-Square-flats.html |title=Arsenal accepts lowball offer for vacant Highbury Square flats |publisher=Telegraph |date= 2009-09-28|accessdate=2012-07-19 |location=London |first=Peter |last=Taylor}} Arsenal cleared their conversion bill by 2010.{{cite news|url=https://www.bbc.co.uk/news/business-11403202 |title=Arsenal property deals send profits to record high |publisher=BBC News |date=2010-09-24 |accessdate=2012-07-19}}

Sustainable design

The developments design incorporated some of the most up to date thinking to reduce carbon emissions, including the largest solar thermal heating installation of its type in Europe at the time of its construction together with combined heat and power (CHP) plant feeding into a district heating system which serves the whole development.{{Cite web|title=Highbury Square {{!}} Crofton {{!}} Building Services Engineering|url=https://crofton.consulting/case-study/highbury-square-mep-engineering/|access-date=2021-01-28|website=crofton.consulting|language=en-GB}}
